What is the Byker District Heating System?


The District Heating System (DHS) was installed in the 1970’s when the Byker Estate was built. It was designed to provide unlimited heating and hot water to all homes and many other buildings on the estate. The heating and hot water supply is generated from boilers located in the main heat station on Walker Road and then distributed around the estate through a network of underground pipework. There are 2 charges that are associated with the DHS, and are included as part of your weekly rent these are:

· Byker DHS Energy

· Byker DHS Infrastructure

These are the running costs involved in getting the heating and hot water supply to your home e.g. business rates for the pumping stations, staffing, materials, water etc. 

This charge is the same for everyone.

This is the cost of the fuel supplying heating and hot water to your home and the charge will differ depending on the size of your home. 

This charge doesn’t include your electricity which is separate.

DHS Infrastructure charge = YES

DHS Heat Charge = NO 

Your heat charge is not eligible to be paid by Housing Benefit or Universal Credit, as it represents what you would otherwise pay to an energy company for gas to heat your home.
